Mr. Dinovitz has more than 25 years experience in the real estate development realm. Mr. Dinovitz is currently a Principal and co-founder of Square One Homes, LLC. Mr. Dinovitz oversees all of Square One Homes’ acquisitions, underwriting, planning and construction. Mr. Dinovitz has developed over 1,000 residential units and several hundred thousand square feet of office and commercial space.
Mr. Dinovitz graduated in 1990 from the University of Southern California with a Bachelor of Science degree in Urban Planning and Development. Following an internship with the Los Angeles County Department of Regional Planning, Scott joined the family business, building custom and spec homes throughout southern California.
Mr. O’Neill has over 20 years of real estate experience with extensive knowledge of urban infill land acquisitions, capital raising, entitlements, construction, and sales and marketing. Adam is currently a Principal and co-founder of Square One Homes, LLC. Mr. O’Neill oversees all of Square One Homes’ acquisitions, entitlements, public policy, and banking relationships. Mr. O’Neill has purchased, built, rehabilitated and sold over $20MM of residential real estate in the last three years.
Mr. O’Neill has been recognized as socially responsible developer by the LA Office of the City Attorneys and American Dream Program. Prior to Square One Homes, Adam was the co-founder of Angeles Group, LLC, a Los Angeles-based development company focused on the development and construction of workforce housing.
He has been active in real estate since 1994. Prior and during his full-time involvement in real estate, Adam was a sergeant with the Los Angeles Police Department. He currently resides with his wife and five year old triplets in the Los Angeles area.
Mr. O’Neill graduated from The University of Massachusetts, earning a B.S. both in Psychology and Criminal Justice.
Mr. Kulli has over 15 years of real estate acquisition and development experience. At Square One Homes, Mr. Kulli is primarily responsible for front-end development work including land acquisition, due diligence, subdivision/entitlements, and land development.
Prior to working for Square One Homes, Mr. Kulli was an asset manager at Colony Capital, responsible for a portfolio of over $250MM of distressed real estate debt. Prior to that, Martin was a Project Director at Developers Research, where he managed residential land development projects. Martin specializes in highest-and-best-use scenario analyses, cash flow modeling, and land entitlement for development projects.
Mr. Kulli graduated from the University of Southern California with a Masters of Business Administration and a Masters of Real Estate Development. Mr. Kulli also earned his B.S. in Applied Mathematics from the University of Rochester. He is an active member of the Urban Land Institute and the Builders Industry Association.
